Since the year 1999, the group has raised directly and indirectly about AUD 4 Billion in funds from the capital markets and has originated over A$9 billion of high quality, home loans and commercial loans.

They have been very active in introducing international investors into the Australian real estate market, attracting over $1 billion of investment from its international clients to invest in Australian direct property.

The company has a strong physical presence in the Asia Pacific region. Together with their highly qualified, professional and experienced cross-cultural teams, the group in a very strong position to bridge the gap between Australia and Asia in various markets.

Their existing REIT is a listed real estate investment trust with the investment mandate to invest in high quality income-producing industrial real estate throughout Asia Pacific.

Purpose of the Role

The group is seeking an individual to lead its investment activities.

The role will be responsible for a wide range of real estate investment activities relating to the acquisitions and disposition functions of a listed property trust, focused on business space investment, as well as corporate finance activities.

The key role of Director, Capital Markets based in Singapore will be to oversee the new private funds platform, feeding investment into the REIT, starting new strategies where necessary with the primary objective of helping to attract new capital and increase the platform in Asia Pacific.

The main country focus will be Singapore, China and Australia.

Responsibilities

  • As Head of the Investment Team, evaluate investment opportunities that match Reit's quality, locational and yield parameters.
  • Recommend strategies and tactics that promote effective property acquisition / , development activities, and redevelopment alternatives
  • Underwrite, structure, negotiate and close acquisitions.
  • Lead and manage deal teams from sourcing through execution. Coordinate and perform due diligence with appropriate internal and external personnel, including financial analysis, legal and construction
  • Manage investment approval process and investment committee presentations.
  • Responsible for Reit's corporate finance activities. Work with Head of Finance on balance sheet management, and capital strategy
  • Be an active participant in regular scheduled team meetings to discuss current investments, new opportunities, development, and the overall real estate portfolio.
  • Post-closing, work with Asset Management Team to develop Asset Level Business Plans.
  • Act as a resource to junior members of the team; providing mentoring support and guidance.
  • Develop, expand, and maintain external relationships with key market participants and investment brokers.
  • Manage investment approval process and investment committee presentations.

  • Key Attributes

  • Demonstrable track record of Real Estate Capital Markets, partnerships structuring and fund management experience in the Region.
  • Proven negotiation skills
  • Highly numerate, with excellent financial appraisal skills.
  • Ability to present and communicate effectively in English and Mandarin
  • Knowledge of relevant financial, legal, regulatory and taxation systems in Asia
  • Energetic, resourceful with the ability to take the initiative and make informed decisions
  • A team player with demonstrable ability to work in a team environment, including across cultures.
  • Diplomatic, socially adept and good interpersonal skills.
  • Requirements

  • Bachelor's degree required, preferably with a concentration in finance, real estate, accounting or economics.
  • Minimum 10 years of experience in commercial real estate investments, including thorough knowledge of underwriting, due diligence and approval processes.
  • Likely to suit current / previous investment banker
  • Knowledge of major Asian real estate markets sufficient to effectively identify and source potential investment opportunities.
  • Ideally knowledge of industrial / logistics asset class
  • Team player, who works well with others, is proactive and self-directed.
  • Strong sense of initiative, organizational skills, attention to detail and ability to manage multiple projects.
