Responsibilities : Commercial
Keep up to date with economic market trends, transactions and perform benchmark analysis
Identify key commercial drivers with a specific focus on impact to Investment matrix (i.e. IRR, MOC, NPV etc)
Manage asset development financials and work closely with development, leasing and operation teams and forecast impact on asset returns
Formulate and review commercial terms for contracts to ensure advantageous impact to project cash flow streams and asset financials (i.
e. Lease agreements, Sales and Purchase Agreements, service contracts, D&C Contract, etc.)
Manage budgets within the Total Project Cost together with the respective asset development managers
Support overall Project level modelling as required for commercial assessment. Scenario and sensitivity analysis on commercial opportunities and risks.
Deliver input for all relevant key reporting documents for internal and external approval processes, including project control / review reports, Investment Committee papers etc.
for both Lendlease and external parties.
Establish a robust tracking system for asset commercial matters.
Engage with various teams across the Lendlease business as required.
Finance Management and financial Control
Manage monthly, quarterly and annual financial performance and reporting.
Contribute to the preparation of budget plans, including profit, overhead and cashflow forecasting.
Oversee monthly management reports, including profit and cashflow forecasting, and financial presentations for management information and use.
Track and monitor costs against budget forecasts on a monthly basis, including preparation of relevant reports.
Support Singapore and Regional Finance in the preparation of all monthly reporting and analysis, ensuring accurate variance analysis.
Coordinate and review the preparation of financial statements, disclosures, and support documentation with Finance Services.
Monitor the general ledger and sub-ledger postings. Identify significant trends, key fluctuations, and any unusual events in activity recorded in the ledgers.
Oversee financial transactions and accounting positions at project level.
Provide commentary for management reports regarding profits, cash balances and other financial results.
Ensure implementation of globally consistent policies, procedures, accounting standards and financial controls, and control processes.
Support new business opportunities and providing financial analysis to support commercial decision making.
Assist with portfolio pipeline planning and management of pipeline status updates.
Relevant tertiary qualifications and technical post tertiary qualifications which may include CA or CPA qualifications
Familiarity with active development of asset classes (office, retail, residential) through the whole life cycle preferable but not crucial.
Advanced financial modelling.
Strong understanding of financial management principles and applies this knowledge to effectively manage the commercial and operational activities of the business
Analyses financial, business and market knowledge to drive insights into improving business outcomes
