Falling within the CRBE Capital Markets business line, the Associate Director / Director of CBRE Capital Advisors Asia will :
Be entrepreneurial, driven and capable of business development as well as execution of deal flow.
Focus on working alongside Capital Markets brokers, to leverage off deal flow and assist in winning new mandates by bringing financial / structuring expertise.
Support Capital Markets brokers by seeking opportunities to help close transactions by bringing capital sources and financial / structuring expertise.
Build internal brand awareness of Capital Advisors by explaining the service offering and the benefits to the organization.
Demonstrate how individuals can cross-collaborate particularly within Capital Markets.
Be able to execute a high level of client relationship management, including; identifying new prospects, following leads and working with referrals from Capital Markets colleagues from around the region.
Market CBRE Capital Advisors to external clients with a focus on expanding business in the SEA region .
Assist in building the following business line focus areas. Specific focus should be placed on working with the Capital Markets brokerage teams across the region to understand the financing needs of transactions that are being pitched and closed.
Debt Origination (Senior, Subordinated, NPL)
The candidate should be able to proactively identify opportunities from Capital Markets deal flow. Using existing and new client relationships, the candidate should be able to match capital to transactions.
Build his / her relationships with both senior lenders and funds that manage senior / mezzanine allocations. Relationships should also be built with parties who can assist in accessing distressed debt / non-
performing loan opportunities, where Capital Markets can leverage brokerage services.
The candidate should be capable of building strong relationships with global and local private equity real estate groups, as well as packaging, presenting and underwriting commercial deals for these groups.
Assist clients in the negotiation of transaction documentation.
The candidate should be capable of procuring mandates from new clients.
Equity Placement and Deal Structuring
Leverage off knowledge of deal structuring to raise and place private equity into joint venture structures for various types of real estate transactions, including development, investment and platform level deals.
Work closely with Capital Markets brokers to strategize off market, capital driven deals.
Develop consistent, institutional quality marketing material for use with internal and external clients (pitch books and decks).
Capable of assisting with financial modeling where required and mentor junior analysts in this area.
The successful applicant will need to have an understanding of both real estate and debt / equity capital markets in Asia, an understanding of foreign investment laws in Asia and the ability to bring parties together on mutually agreeable terms and conditions.
Minimum 7 years’ relevant working experience.
Degree holder with a background in real estate, finance and / or law (CFA is highly preferred).
Previous experience in a real estate finance capacity with a proven background of business development and deal origination.
Previous experience working in cross border teams.
An analytical mind with the ability to articulate and encapsulate in a concise manner the risks, opportunities and returns of real estate capital transactions.
Ability to prepare detailed qualitative and quantitative analyses for potential transactions. Not limited to detailed market studies, cashflow analysis, sensitivities and funding waterfalls.
Ability to negotiate transaction documentation and make commercial judgements to clients based on their individual risk profile.
Proficiency in a variety of popular computer software applications such as Microsoft Word, Excel and PowerPoint and Argus Enterprise.
Ideally, the candidate would be MAS registered
